Multiply -40 by 12 to get -480. Factors of -480 that add to -4 are -24 and 20. 12x^2 -24x +20x -40 Divide 12x^2 -24x by 12x, and 20x-40 by 20. 12x(x-2)+20(x-2) (12x+20)(x-2) The first term isn't fully simplified, so divide it by 4, 4(3x+5)(x-2)
