if i understand you:

x^2 + 3x - 10
is like : x^2 + 5x - 2x - 10
which is like (x+5)(x-2)
x^2-1
is like (x-1)(x+1)
now put everything together :
((x+5)(x-2)/(x-1)(x+1))/((x+5)/(x-1))
now dividing fraction is like multiply by reciprocal:
(x+5)(x-2)/(x-1) * (x-1)/(x+5)
hopefully you know how to do it:
(x-2)/(x+1)
