Can someone explain factor by grouping by showing the steps? x^2-2x+xy-2y

So for number 1, 4x^2 +12xy +2x +2y is NOT factorable because for grouping, you try to put 2 of the values together and find a GCF of them. I tried (4x^2 + 12xy) and (2x +2y). For the first pair, i took out a 4x because both of them have that. I was left with (x +3y). For the second one, I took out a 2 because they both have that. I was left with (x + y). Since (x +3y) and (x+y) are NOT equal, I can tell that they are not factorable.
