how do you factor xy+y^2-4x-4y

OpenStudy (anonymous):

Factor the greatest common factor from each group. (y(x+y)−4(x+y)) Factor the polynomial by grouping the first two terms together and finding the greatest common factor. Then group the second two terms together and find the GCF. Since both groups contain the factor (x+y), they can be combined. (y−4)(x+y)
