It's usually called a "Security Deposit".

"sublet" is in the contract language, not the security deposit.
"decorate" may cause damage.  It might be for this purpose.
"pets" may cause damage.  It might be for this purpose.

I'm not really seeing a good answer on this one.

What?  Absolutely not.  "A" has nothing to do with it.  "B" and "C" are closer.

A Security Deposit is a disincentive to walk away without meeting the terms of the lease.  If you walk away, the space goes unrented for a time and repairs may be needed.  These are costs to the landlord.  The Security Deposit helps compensate for loss of rental income and cost of repairs.
