It's used to determine patterns and make predictions. Eg: if you have a set of home prices and you notice a pattern that they are steadily increasing, you can use a model to predict what the price may increase to (for a given year in the future). Be careful though: mathematical models aren't perfect and they become less accurate the further into the future you go.
