The Burgess model, developed in 1929, states that cities tend to grow in concentric circles. The central business district is at the center, the industrial district is in a ring surrounding the central business district, and the high-class residential suburbs are in the outermost ring on the edge of the city. The Hoyt model, developed in 1939, states that cities tend to grow outward along transportation routes, like spokes on a wheel. The Hoyt model was designed to help explain how more modern transportation was changing cities. The model says that industrial districts naturally will be located along one or more routes and that high-class residential districts will be located on a route far from the industrial district.
