first simplify the top part:
18x^2+27x-24x-40         ->  this can be re-written as:
18x^2+3x-40

now, with the simplified part you have to factor it. To do so, we have find two number that multiplied is equal to -40 and another two that multiplied is 18. to confirm those 4 number check if the subtracted (subtract in this case because the last number is negative "-40") is 3.

our options are:

3x6, 2x9 and 18x1
40x-1, 20x-2, 10x-4 and 5x-8

with this options, which of them have a subtraction equals to 3?
ex.:

(3x+10)(6x-4) = 18x^2 - 12x +60x - 40   (wrong) try another option, and keep trying until one of them workds
