Start by realizing that the problem is about the difference between two perfect squares. This form in general is: a^2 - b^2 which is factored by (a + b)(a - b). The difference in sign allows ba (which is the same as ab) to cancel with -ab, so that you have 2 terms instead of four. Use this same approach to the above problem.
