For example, if you have 2x+xy and you want to factorize it, you do it like this: 2x + xy , since x is the something common between the two terms, you take it out, and group the rest: x (2+y) Understand?

The common factor is 4b, so pull 4b out. \[4b(b+2)=0\] Then set each term to 0. Trying not to give away too much, sorry @Callisto is right, just trying to be more specific.
